On March 7, 2025, the cornerstone of the SZINPARK logistics center was ceremoniously laid in Debrecen, offering new industrial and logistics opportunities for the city’s businesses. The investment, part of our corporate group’s development, covers an area of 110,000 m², and with the phase currently underway, the project will eventually include approximately 60,000 m² of multi-functional warehouse halls, contributing to the expansion of industrial infrastructure and economic development. Located in Debrecen’s North-Western Economic Zone, the goal of the investment is to provide modern, high-quality warehouse capacities to support businesses and logistics service providers in the industrial park.

The development will take place in multiple phases. The first phase will involve the construction of a 25,000 m² warehouse and logistics center, which can be divided into several units based on the future tenants’ needs. It can even function as four separate units, each of 5,000-6,000 m², ensuring flexible utilization and adaptation to changing market demands.

Sustainability and innovation will play a key role in the development of the infrastructure. The building will feature energy-efficient, environmentally friendly solutions, meeting the strictest international standards. The aim of the investment is to create a competitive industrial ecosystem that offers attractive opportunities for both local and international companies.

“Debrecen and its surroundings are undoubtedly the biggest winners of the economic growth resulting from domestic industrial developments, setting an example for the whole country. It is great to see Hungarian workers and companies participating in these developments, with our group, SZINORG, playing a key role due to its domestic ownership and regional investments,” said Richárd Szabados, State Secretary for Small and Medium Enterprises and Technology at the Ministry for National Economy.

“The main message of this groundbreaking is that Debrecen has serious ambitions in the field of industrial services. A strong economy requires a strong logistics sector, and in this area, SZINORG’s modern investment provides serious opportunities for the city. This industrial real estate project significantly contributes to the expansion of the region’s industrial capacity and creates a competitive environment for both local and international companies,” emphasized László Papp, Mayor of Debrecen.

For SZINORG Group, SZINPARK is not just a real estate development, but a long-term strategic step to maintain Debrecen’s economic dynamism. The project aims to provide an attractive environment for companies by further developing the city’s industrial infrastructure and contributing to the sustainable strengthening of Debrecen’s industrial ecosystem. The development, focused on energy efficiency and sustainability, will create a modern, competitive, and environmentally conscious industrial center in line with the latest industrial trends, highlighted Sándor Szabó, Deputy CEO of SZINORG Universal Zrt.

As the next step in the SZINPARK development, our group plans to build additional standalone warehouse and manufacturing halls, depending on market demand, on the 110,000 m² development area. The development of the first building began at the end of 2024, and the foundation work for the nearly 25,000 m² multi-functional warehouse hall is currently underway, in line with the current groundbreaking ceremony. The construction work is being carried out by our group’s flagship company, HUNÉP Zrt. After the completion of the first phase, scheduled for the end of summer, the area will allow for the construction of an additional 35,000 m² of industrial halls, with several concept designs already prepared for this.
